Business Standard Economy Policy News After a relatively subdued phase last year, residential market sentiments in Hyderabad has considerably improved in the April-June quarter of this year, according to KnightFrank, real estate agents for commercial properties. The company's latest report stated around 2,500 residential units were launched in the first half of the current year as against a launch of mere 6,000 units by major developers during 2011-12. As of June 2012, it stated, around 58,000 residential units were under construction. About 67 per cent of these units were located in the western region of the city comprising Gachibowli, Manikonda, Kukatpally, Kondapur and Raidurgam. On the pricing front, KnightFrank said nearly 58 per cent of the residential units under way were within the Rs 50-lakh ticket size category, while 21 per cent belonged to Rs 50-75 lakh category and 14 per cent of the units surpassed the ticket size of Rs 1 crore. The report said the city had also seen a clear shift in the preference for affordable homes in the two-bedroom configuration instead of three-bedroom units. This inclination of home buyers for smaller units was largely attributed to the decreased budgets brought about by economic uncertainty. |
